Vital information in our latest article for those who have a property that is struggling to sell.

We are enjoying an active local housing market and most properties are still selling quickly. For those that are struggling we are here to help. Our latest article shares ideas that could help you secure a sale.

In a market where properties sell quick, the majority of sellers have not had to worry about why their house hasn't sold. We are still in a positive market but understand there are some sellers out there who have been trying (unsuccessfully) to sell over the last few months.

Once a property has been for sale for a number of weeks it is important to have a clear plan in place to ensure a buyer is found and to make sure your property listing doesn't become stale.

After 6 weeks it is a good time to review your current marketing. Here is a quick checklist of things to consider:

* Property description and initial heading
* Quality of photos and the season they were taken
* Have you got a virtual tour
* Is the floorplan accurate
* Have you made any home improvements including gardening that are not reflected in the current pictures
* What feedback have you had from viewers - is there anything you can change
* Do you feel your agent is being proactive and working with you to find a buyer

When reviewing the marketing it's best to look at it from a potential buyer's point of view - what do they see and what is their first impression of your home?

If you are still unsure as to why your property has not sold, let us provide you with an honest assessment and discuss your options going forward.

April is the final window for landlords in England to prepare for the first phase of the Renters’ Rights Act. With the new tenancy regime starting on 1 May 2026, now is the time to review paperwork, processes and whether self-management still feels realistic.

As the days lengthen and the clocks go forward, spring often brings a renewed sense of energy and optimism. For many homeowners, it also signals an excellent opportunity to put their property on the market. Let's explore why spring is such a favourable season for selling.

For tenants, April is a useful point to pause and plan. With rents still rising across the UK and the first phase of rental reform approaching in England, this is a good time to review your budget, renewal options and next move.
