We start this months market update by looking at findings by the UK's largest property portal, rightmove.co.uk. Below we outline the main points from their latest market update.

  • The average monthly asking price rise is the largest seen at this time of year since March 2004, pushing the annual rate of increase to 10.4% with all regions and countries except London and Scotland now up over 10% annually.
  • For those looking to move this year this is the best ever spring sellers' market.
  • We enter the spring selling season with the biggest mismatch between supply and demand for this time of year ever measured by Rightmove, with more than twice as many buyers as sellers.
  • The chance of finding a buyer in the first week is highest ever, and twice as likely compared to the same period in 2019.
  • Rightmove predict a less frothy market in the second half of the year, as economic headwinds lead to a more evenly balanced market, though demand will still outstrip supply.

Maldon Market Trends in March 2022


Now lets take a look locally at the stand out stats in our local market. Our figures certainly fall in line with the national stock shortage trend outlined above.

In March 2022 new properties coming onto the market in the CM9 area were down 30% from this time last year. Furthermore, current available stock is down 33% from March 2021.

New buyer registrations continue to beat 2021 levels. This month has seen a 12% increase on registered buyers compared to the same time last year within our Maldon office.
