As a local estate agent working in Maldon and across the CM9 area every day, we feel it is useful to share what we are seeing in the market, not just from a national point of view, but from what is actually happening locally.

Looking at Rightmove Plus data for CM9, the market in June 2026 remains active, but it is clearly more competitive than it was during the same period last year.

In June 2025, there were 113 new properties listed for sale, 77 price changes and 72 sales agreed.

In June 2026, during the same period, there have been 102 new listings, 70 price changes and 52 sales agreed.

So, while the number of homes coming to the market has only dropped slightly, the number of sales being agreed has fallen more noticeably.

That does not mean the market has stopped. Good homes are still selling, buyers are still viewing, and offers are still being made. But buyers do have more choice, and they are taking a more considered approach before committing.

For sellers, this means price is key.

In a more competitive market, the first few weeks of marketing really matter. A home that comes to the market at the right price, with strong presentation and the right strategy behind it, can still attract good interest. But if a property starts too high, it can lose momentum and may later need a price reduction to bring it back in line with buyer expectations.

The number of price changes in both years shows that pricing conversations are still a very real part of the market.
